By using the Services, you agree to these terms. If you do not agree, please do not use the Services.
You may use the Services for personal, non-commercial research about real estate investing, market data, and financial calculations. You agree not to misuse the Services, attempt to disrupt or reverse-engineer them, scrape data at scale, or use them in violation of applicable law.
Calculators and market data on CapRateCity are provided for educational and informational purposes only. Outputs depend on the inputs you provide and on third-party data sources we use. We do not warrant that any output is accurate, complete, current, or suitable for any particular property or decision.
Market-level estimates (such as cap rates, median prices, rents, vacancy, and growth) are derived from public and third-party datasets and apply at the metro level. Individual properties, neighborhoods, and financial situations can vary materially from these estimates. See our Data Methodology for details.
Nothing on the Services is, or should be interpreted as, financial, investment, tax, legal, accounting, lending, brokerage, property management, or real estate advice. We provide free embeddable calculator widgets (see /widgets). You may embed our free widgets on your own websites subject to these terms. We may modify or discontinue any widget at any time. Linking and attribution requirements, if any, are described on the widgets page itself.
Our Chrome extension is provided for free and is governed by these terms together with the extension privacy policy. We do not guarantee compatibility with any specific real-estate listing site, and we may update or discontinue the extension at any time.
The Services contain links to third-party websites, products, and services, some of which are affiliate links. We are not responsible for third-party content, products, or practices. See our affiliate disclosure and advertising policy.
The Services are provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, completeness, or non-infringement.
To the maximum extent permitted by applicable law, CapRateCity and its operators are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenues, data, or opportunities arising from your use of the Services or reliance on any output. Our aggregate liability for any direct damages is limited to the amounts you have paid us in the preceding twelve months, which for free users will be zero.
You agree to indemnify and hold harmless CapRateCity and its operators from any claims arising out of your use of the Services or your violation of these terms.
We may update these terms from time to time. Material changes will be reflected in the "Last updated" date at the top of this page. Your continued use of the Services after an update constitutes acceptance of the revised terms.
These terms are governed by the laws of the United States and the state in which CapRateCity is operated, without regard to conflict-of-laws principles. Any disputes will be resolved in the courts of that jurisdiction.
